That price seems low, I would probably say more like between $200-300. It all depends though, will they have all the tables & chairs out of the way or do you have to move them? How long will it take to do the job? How long since last cleaning? If he has it cleaned every month and moves all the furniture before I arive I may come down to his price. Don't get stuck doing a "restoration cleaning" for maintenance pricing.

That's only 8.6 cents/sf. - that's pretty cheap! We charge at least $.11/sf for commercial, and since it's an evening job, I'd even go alittle higher, unless, like Admiralclean said, you're "hungry" enough.

Why do restaurant owners think they can conduct business different than everyone else? They're cheap, don't like to pay on time and they'll be the first to notice the one tiny spot you couldn't get out in some out of the way corner of the dining room.

I have one large restaurant account I clean regularly. Thankfully I get .18 to .20/ft. (depending how much of it I am cleaning), or I wouldn't put with them.

In the early years of our business we had an account with an all-night diner type chain of restaurant. We always had to do the work late, always had to have 2 vans, and their floors were covered in a layer of grease so bad that you couldn't see the carpet fibers. We finally "let them go" when they complained that their carpets weren't as brightly colored when they were new!

Don't say no. Tell him your price. Try not to use the word "NO". That stops the conversation. " Sorry Mr. Restaurant owner but the price for me to do a real good cleaning is xxx.xx. If he says that is too much; then ask him why it is too much. " I never pay that much" " You don't? Well you should. How are you ever going to get anything cleaned for that price?" Just keep going til he gives in. He might say he has some one who will do it for that price. Tell him "no you don't because no one can clean for that cheap and make money." I wanted to see what would happen once if I just kept going with this guy. I spent over an hour haggling with him. He said I was too much and I told him his food was too much. Whatever it took to get him to kick me out or give me the job. I've been doing his restaurant for over 15 years. This is how I handle restaurant owners now if they tell me I'm too much. I win some ; I loose some , but I never give in. :)

I wouldn't do it for less then $285 plus tax and if I had to drive at all it would be more then that. If it isn't too dirty why not offer encap cleaning for the $130, it could be win, win and the you have him on the hook when it needs HWE and he will pay "your" price then.

i have a question whats the diffence between encap cleaning and HWE?

Encapsulation is a bonnet method, type it into search and you will find lots about it. So long as you have some kind of rotary machine with a bonnet you can perform it. If you are asking the difference in results, well that depends on the soil level you are dealing with to start with, some jobs may not be well suited to it well others may be.

Questions:
1. How bad do you need $100.00?
2. What else would you be doing during this time? (Consider #1 before answering.)

PS 130 bucks IS pretty low even for encapping. BUT I've worked for less per hour to feed my family. And who knows, if the stock market keeps going down and real estate values along with it I may be working for those prices again! :)

Are you hungry? Is your power at the house fixin to get cut off? Do you have an empty gas tank? If you answered no to all of these questions, then you need to double that price. That is only 8 cents a square foot and it's restaurant carpet and it's after business hours also. You need to charge at least 18 cents a square foot for you to make a decent profit. I don't have an employee to pay and I'd never do it that low. I hope you stand your ground on this one. But if you're desperate for money, I know how that feels also. Good luck
