Went with a tech to give an estimate at a fine restaurant that we like to eat at. The owner is asking for a price to move and not move the furniture. (They’ll move the wine glasses) It’s about 2k sq ft. How would you price it with you moving the tables vs them moving the tables?

I admit that I would be bidding lower than most:

Using OP, I would quote a one-time cleaning at 300.00 and 350.00 moving tables.

I would offer a schedule of Bi-Annual 275.00/325.00

Contract for Monthly cleaning at 250.00/280.00 At this pace you would learn the pattern and rhythm and cleaning will be much quicker because very little soil buildup would occur at that rate.

Most restaurants only allow cleaning at night, on weekends. This one does not look like a grease pit.

Without seeing the carpet's condition, I would go with a base rate of $600 without moving tables. However, you didn't mention it but I am including moving chairs here.

$1000 with moving tables and chairs. Moving the tables requires extra people onsite and will add time.

I agree, 2000 sq ft should not be cleaned low price.

I recently cleaned a clients office around 1200 sq ft at $800, traffic only. I use to do VLM at $380.00
but this last time needed HWE.

Here were I live in Fl im lucky if I made $400 bucks for 2000 sq feet. I wish everyone around me including Stanley would raise their prices. Ive been full time here for a year and sometimes loose business over 10 bucks. For residential I charge $40 bucks a room for standard and go up from there. You got people here giving it away. Sickening!

I charge .21 light soil .25 medium soil and .30 heavy soil. 2000 sf is 420, 500 or 600 Since I always do 2 man cleaning after we steam we bonnet finish the heavier soil and sometimes the medium included in the price. Generally I use medium soil for almost everything but when doing a conference room that is never used I use light .21 price. So this restaurant is probably 500.00 Furniture moving is just chairs on tables so free but tables are not moved You could do in two days and have it moved to one side. They are relieing on you to tell tem how it is done so just tell them you put chairs on the tables to avoid permanent furniture stains. If they have a problem then offer a two day job where they move everything to one side you clean and then come back in two days and do the other side they wont want to do that. I would not charge extra if they wanted a two day job for 500.00 but would if it was smaller. I would not move tables unless it was tile cleaning.

but in any case to answer Robs question, what are we charging for? Our TIME! Simply take your hourly rate times the number of hours you will be there and that is how much you should charge. You may have a different hourly rate for residential (daytime, during the week) work and commercial (nights and weekend) work.

I price by the square foot but I also keep tract of how much I earn per hour to verify if I am pricing correctly.
