Water stains on commercial carpet

when water dries on carpet leaving a stain, how is that cleaned up? Is it a calcium/hard water stain?

It depends on the type of water stain. Water stains from overwetting you will want to use some fiber rinse on. I have also seen dirty carpet that had water spilled on it and the water leaves a clean spot while pushing the dirt to the outer edge of the spill. This can be removed by just cleaning the carpet. If it is a water stain where the carpet was wet long term and there is a calcium buildup do like Tron said and use a tanin spotter.
