Sorry, if this is a duplicate, but I've searched and found nothing useful.

Before I create one from scratch, I wondered if anyone has a standard form that they use when they walk through with a customer, prior to pre-vac, to identify potential problems that could create tension/blame down the road? Also, if one doesn't exist, I welcome suggestions as I compile a comprehensive list of things to look for (rips, burns, other damage...).

Make a checklist of these common seen items. Carpet - rips, ripples, pet stain, makeup or ink stains, other damage. Tile - cracks, chips, missing grout, bleach decolorization.

Nice... whats a "Great room" ?? That the one with all the whips and chains? :D

haha not quite.

They are like centrally located rooms with fireplaces and huge vaulted ceilings. Sometimes they are built so you can look down into them from upstairs.
