First, I'm not a big fan of cleaning VCT, but one of my bigger contracts wants me to do some additional work at a few of their other stores. Here's what I got. A local national pizza chain restaurant has VCT in two of its delivery stores. They want me to clean and seal the floors for them. After visiting the locations, I'm a little stumped in what I can actually do. As for cleaning, I'm going to do a test area this week to actually see how dirty they are and how clean I can get them. My real problem is the sealing part. Looking at the floors, I would say they have never been sealed....so figure approximately 10+ years of wear and tear on the VCT. I think it will be a waste of money to seal the floors. First, the work environment is nasty...grease, dirt, liquids, etc. Second, they use a heavy degreaser to clean the floors throughout the day. I think anything I put down will simply be "stripped" off in a couple of weeks. Finally, they are open 7 days a week or have employees there from 9am to 12am every night. So having something cure will be difficult.

I'm leaning towards cleaning and recommending they don't seal, I just think it's a waste of time and money in the long run. Having me clean multiple times a year would be better bang for their buck.

Any suggestions? Any sealers that might work?
