Both commercial and residential have their pros and cons. Just as you are giving some of the cons on commercial, I'll give you a few pros:
- A lot of times, the cost to acquire a commercial client is zero.
- A single commercial client can bring $10,000 in a year or more, only one person to deal with.
- Some commercial work is done through the winter which is when carpet cleaners most need it.
- If you have a great relationship with your client, they'll be calling you for the water restoration jobs, the tile cleaning, the stone polishing and so on.
- When doing common hallways in multi unit dwellings, I market to all of the condo owners and they can see the quality of my cleaning right outside their door step.
Anyways, that's just off the top of my head.
Maybe for restaurants, hotels, apartments. But there is a whole another world out there beyond those jobs.
Friday i had 2 bids for .50 cents ++ sqr ft.
If i was 100% residential then we would set up 10 different marketing streams. Maybe 2 would be primary but would still have many secondary.
The goal is to sell a package of services on a dedicated schedule. So carpet 2x year, tile2x and vct 1x or whatever.
Often we start with just 1 service and then add one or more of the others later on.
Most profitable would be encap for sure and steam cleaning restrooms (mainly because there is no set price really).
Commercial can be, CAN be beneficial because the jobs are bigger. Less travel time, less customer contact, less drama, etc.
Think of how many phone calls, emails, jobs, driving, set up time, etc for $10k.
So all your sales are limited to being cleaning related?
The goal is to sell as much diverse cleaning related services? ... well with the exception of water damage, but that also is extremely lucrative in the residential marketplace.
For you two gentlemen:
1. What are your top 3 most lucrative upsell opportunities with your commercial accounts.
2. What are your top 3 most lucrative crossell opportunities with your commercial accounts.
3. Are you able to motivate, inspire or compell your commercial accounts to Repurchase (repeat) more frequently than they normally would based upon their maintenance schedule? If so please explain how?

It varies from one type of commercial job to the other. Rarely any upsells in commercial for me but quite a bit of crosssells since I do it all:
Restaurants
- Kitchen equipment cleaning
- Kitchen tile cleaning
- Exposed ceiling dusting
- Restroom sanitation
Multi-unit dwellings
- Janitorial maintenance contracts
- Window cleaning
- Spot and stain removal(gum mostly)
- Carpet repairs
- Dryer air vent cleaning
Retail
- Janitorial maintenance contracts
- Window cleaning
Hotels
- All of the above and much more such as stone restoration and polishing etc etc...
And of course, emergency response on water restoration. stain cleaning in between carpet cleaning services and emergency janitorial services.
