resoiling on commercial carpet

I have had trouble with carpets resoiling quickly after I clean them. I use a portable that has 2-3 stage vacs prespray with Chemspec's prekleen and Fiber rinse is what use on extraction. I also don't have heat other than what I get from the tap. I have been told by my supplier that it is probably my wanding or over aplication of prespray that causes this. Any input on your thoughts is appreciated.:AddEmoticons04259:

comercial carpet is notorious for this, partially because of the nature of the carpet and partially because of the high traffic. On comercial glue doun carpet I have had the best results by steam cleaning as you did followed immediatly with encapsulation. The encapsulation helps prevent, or at least slow down, the resoiling.

How quickly are they resoiling? Some comercial jobs need to be done on a monthly basas depending on how much traffic there is.

about 2 weeks later the traffic areas start showing again. Sometimes grease spots comeback. It is a massage envy and their lotion can be spilled in some areas.

I used to clean a massage parlor and they were always making a mess with their lotions. make sure you are using some solvent based cleaner on the lotion spots to help break up the oils and prevent re-soiling. You should look into encapsulation, get them on a maintenance program where you encap the carpet every 2-3 months and use HWE once a year.

that will help, but use a solvent spotter on the actual spots too. There are gel type solvents that are best for this situation as too much solvent on comercial glue down carpet (or any carpet for that matter) can eat up the glue holding the carpet in place.

If you decide to stay with HWE, you can follow up with a post cleaning spray of Encapuguard to slow resoiling and prevent spots from coming back.

I will try these products and see how they do.... Prespray= Traffic Slam w/boost all and citrusolve. Pretreat areas that have lotion (greasy) w/solvent clean. Would Encapugard take the place of Fab Set and Maxim?

I would definitely pre-scrub commercial when using a portable or post bonnet with encap. We have 2 portables we use for high rises and always scrub first.

You have most of it correct. Encapuagurd would be used as a psot cleaning spray. No need for FabSet in this situation. The Encapuguard would do the neutralizing plus much more.

Maxim is probably not realistic to use on commercial carpet that is cleaned frequently. Few commercial customers will pay for that extra service. Encapuagurd also provides protection but not to the extent Maxim does and will not last as long as Maxim does.

Settled in a short period after the carpet cleaners, carpet will be washed by the carpet cleaning equipment, cleaning agents thoroughly washed, dried and finally leave the room or air temperature.

Have you tried an air mover on the traffic areas? I rarely have any of those resoiling problems, maybe you should also consider using a different pre spray. Have you ever checked the PH of the carpet. if you are leaving it to high it will act like a magic eraser and remove the dirt from peoples shoes. leave it acidic.
