Just starting . Need ozone / hydroxyl advice

Hi All ! I'm a long time cleaner and I'm just starting out with smoke odor cleanup after the Gatlinburg wildfires . The homes I'm cleaning didn't get any actual fire damage . They just reek of smoke . I clean every single surface inside the home with smoke counteractant, but I'd like to offer the final step of odor removal with an ozone generator or hydroxyl generator. If you guys could only pick one of those , which would it be ? I see that the Titan Hydroxyl generator is popular . The carpet cleaner I hired to do the carpet in the last house used the Total Zone T2 and several air movers for 3 days . I don't have a ton of money to spend , but I know I'd make it all back on a couple houses . I already have a Vaportek Restorator with SOS cartridge . But it obviously wasn't enough since we had to use ozone too . The next house doesn't have a lot of carpet, but it's over 2000 SF . I know the carpet holds a lot of odor . Maybe the Vaportek will work better in the next one . I have about $600 to spend . Not sure how many smoky houses I'll be cleaning , so I don't wanna go crazy spending . Anyone tried the Maximum HG 3200 hydroxyl generator? Or the Sylvan HX3000 off Amazon ( ozone and hydroxyl. I'd be scared it emits ozone even in hydroxyl mode ). The Maximum brand equipment seems affordable, but can't find any reviews . Anyway, thanks for any advice you can offer . Just so everyone knows . I've researched all about ozone and know to stay out and keep all living things out . Then air out the ozone before entry

Of the two methods you mentioned, ozone will work on more surfaces and work faster. Ozone can also damage some material such as latex (natural rubber) and some soft plastics. It is potentially harmful if used improperly. Be sure that no people, pets or plants are present while ozone is at high levels.

Hydroxly don't have the safety issues (except some hydroxly generators also produce some ozone as a by-product). But work slower and don't work on some surfaces. They also require high humidity to be effective. That should not be an issue in Gatlinburg as long as the AC is not cranked up and drying the air.

I would suggest you take a look at Vaportek Smoke Odor Solution (SOS). You can get delivery systems for $80 up to $1000 depending upon how much area you want to treat and how fast you want it to work. BUt, for this project, a few canisters plus air movers or fans or place them in the HVAC return air plenum and you can treat a home in about 2 days. One heavy duty stand alone cartridge is good for about 1 week worth of use, so 3 or 4 houses.

Did you rid the house of the contaminants? Test the wall and attic cavities to determine the level and type of soot particles?

All steps to take to determine the type of mitigation to resolve the odor removal.

We have been seeing contamination testing reports "all over the board" on types of particles found in the Tn homes.

Thanks so much for your speedy reply . I appreciate your advice . I have the Vaportek Restorator with the SOS cartridge. LOVE the smell of it . It actually knocked the odor down about 35-40% before the carpets were cleaned . I got it at the beginning of the job and started it up in each room with the door closed after I'd cleaned the structure and contents . I waited til the end to have the carpet/ upholstery cleaners come in . That's probably why I didn't get 100% odor removal with the Vaportek. There was a lot of carpet in that house . I noticed that the ozone left a haze on the higher windows and the mirrors in the house . Is that common with ozone ? If so , I'll learn to do windows after ozone ! I just got home from recleaning all the glass . Whew ! Finally done with the first one . Smells and looks fantastic. Let's hope it stays that way

You're right ! No shortage of humidity around here . The upholstery was still damp today . They cleaned it Friday . I cranked up the heat ( with homeowner's permission of course ) , and left ceiling fans on high . Gonna call the carpet cleaning company and make sure they realized it was damp .

Thanks so much for your reply . I cleaned every single surface of the home . I washed the walls , ceilings , baseboards , inside/outside of all cabinets and drawers with smoke odor Counteractant. I actually washed all the structure inside until the water was clear in my rinse bucket . That means I washed some things up to 4 times . I didn't check inside the walls . I was a sub contractor on the structure cleaning part . An adjuster had come and inspected the home prior to me starting the work . I assumed he had checked everything thoroughly since I was given a list from him on what was to be cleaned . Is there a way to check inside the walls without tearing out a chunk of drywall ? Since I was working under a general contractor, I just did what was asked of me . I would like to be more thorough on future jobs and check inside the walls . I also cleaned every single content inside the home ( laundered , wiped down items , washed dishes , threw away unsalvageables ). The only part I didn't do was the carpet , upholstery, and ozone . I wanted it done right , so I hired a pro . I want my homeowners to be happy

The Vaportek Ecoz liquid SOS has the same fragrance as the SOS cartridge or membranes. It can be added to any wet cleaning process including wall washing or even laundry.

You may also want to try OmniPro Vission. This is a wall wash solution for light to moderate soot, usuually not the room with the fire and heat but other rooms soot traveled to. We also sell the Titan Hydroxyls pictured above. The upside to Titans is that they can be used in a populated environment, unlike ozone. The downside is, it takes about four times as long, give or take, as using ozone because it's not as aggressive. No matter what hydroxyl machine you buy, make sure it is utilizing UV rays above 250nm - anything lower than that is also producing ozone.

Vaporteks will work beautifully as well, although they will be more of a consumable product (they will wear out much faster than the generators and must be replaced).
