As promised, here is how my 40 yr old company treat's and charges for urine in homes. We have 3 stages we offer. We are careful to educate them the best way to treat urine is through sub surface or pad replacement. However we all know many have pets that will be reoffenders or have smaller budgets. MY 2 cents. I tell them it is dirt, just a different kind of dirt, requiring completely different chemistry./ tools due to it's nature, and the fact that it has usually migrated to areas difficult to address.

I do a similar process with the 3 different levels of urine treatment. Most urine jobs end up being stage 1 (topical) or stage 2 (water claw)

Most of the time the urine is throughout the house but often times I’ll run into jobs where there’s only urine in one room.

@rob allen how do you price the treatment if you only do topical treatment in one room?

So In Robs stage 2 he is just soaking each stain with unchained and rubbing in before prespraying, agitating and then cleaning.

I imagine those spots take a little longer to dry?

Stage 3 is stage 2 but using water claw to pull out the unchained he poured over each spot I believe.

Yes.

The services I offer are:

1. Topical treatment (most popular)
2. Pad extraction with the water claw
3. Pull up carpet, clean both sides with urine treatment, clean sub flooring, replace padding.

#3 is not worth doing if the dog is still in the house. I generally don’t even offer #3 unless it’s for a property manager or someone buying a home with urine issues. Even then I often times recommend replacement instead of trying to save the carpet.

I try to get a minimum of 75.

Good video and the only thing I would add is drying it down 2 days before the job with a dehumidifier if you guarantee your work and run it for 2 days after on the house. Call backs are reduced to almost zero for us using a dehu prior to starting.
Are you saying for the cleaner to deploy a dehumidifier at the customer location 2 days prior and pick up 2 days after?

Or, suggesting the customer do this if they have a dehumidifier? And, if they dont have one then its a lead in to a conversation about more lengthy dry times?

Am I following you?

I recommend a 15 gal/day per 2500 ft² mainly to dry out subsurface pad and subfloor, any trim or sheet rock and even possibly furniture harboring urine. Smell can and will emanate from items affected but not treated, but since you are only charging for the top of the carpet you are on the hook for all urine odor sources henceforth in the house because the customer and most carpet cleaners think the problem is always just the carpet. Male animals generally wiz on the corners of items, females in the middle of the room usually somewhere warm. Asking questions can help you out with the end result or where else to look.

When you remove the main requirement for the odor causing bacteria, moisture, they have a hard time functioning regardless of it's construction.
