Encap guys, how would you handle this?

What encap was that used in your pics? Looks awesome. As it stands right now I've only tried Releasit and Matrix Encap. Results with Releasit were good. Not so good with the Matrix. Perhaps I just wasn't using it properly and obviously w/o the greatest equipment. So far I just used an electric sprayer to apply the encap and scrubbed it in with a pad using the pad driver on my RX-20. I'm just not seeing the results so far in my attempts. I think I know the basic procedure, but evidently I'm missing something. I have at least a couple encap solutions from Bonnet Pro that I've heard are good products. Haven't really broken them out to try them.

Do you or anyone think using the 175 with the solution tank to apply the encap to the pad would be good for that store or applying it with my Flexipro sprayer? Would post bonneting be necessary or a good idea?
On that job, If I remember correctly, I prespayed with Grease Hawg and let dwell. Then I scrubbed with my Cimex laying down more encap solution. I was using FloorcareMD Full Spectrum in the Cimex. Then post bonnet. If you are going to use a sprayer and 175 it is critical that you spray down enough chemical for the dirt load involved. If you don't you will have marginal results. However it is important not to over wet the carpet as well. Encap is about finding the perfect balance.

A lot of accounts will only let you clean it with HWE. That's why I said it crack's me up. They have no clue on the latest carpet cleaning science. I just refer them to someone who does HWE if that is the case.

That's been my biggest obstacle. I have tried to learn all that is available online about encap and how it's being done. I think I've already looked at all of the bonnet pro videos and a number of others. Lacking confidence in it because of a lack of experience is my second obstacle. The only solution I can figure to that is I'm gonna have to give some free demo's both to convince them and myself that this is the proper way to go. I think I'm going to offer to do a free area and take it from there.

I don't do a lot of commercial work and many of the ones I have done just have not been willing to really maintain their carpets at more frequent intervals. They simply will not pay for it. By the time I clean this store the carpet is so filthy and so difficult to extract out that it's taking more time each year to get it done properly. I raised my rate on them last year because of this knowing it could cost me the account, but they agreed to my price. I should be able to encap it much faster. At least that is what I hope. Even with a 175 I don't think it should take that long should it? It's roughly around 2,000 sq. ft. total.

Where are you located? Any guys around that could help you out? Either with equipment or expertise?

None that I'm aware of. There may be some guys doing this around here, but I've never seen or heard of any. I think if I can just figure the proper procedure I can learn how to do it properly.

Since it is in such rough shape I would budget 4 hours to do the job.

Vac, spray, scrub, bonnet

If you were there regularly and you had 2 guys you could do it in a little over a hour. That would require one guy vacuuming ahead and the other shower feeding through a Multibrush with a bonnet inside.

I pretty much decided against it. Here's the reason so go ahead and tell me if you think I'm wrong because I very well could be. By the time the store manager asked me to do this it had already been over 9 months since the store had been cleaned. They typically only clean it once a year so it's not a great account to begin with and like I mentioned it just gets harder to clean each year. Really I think the carpet needs replacing, but I doubt they ever will.

Anyway, my thinking is 9 months for a heavily trafficked store is too long to wait for encap. It is a monster to tackle with a truck mount. The store manager doesn't want anyone else cleaning it. They're also super tight on their budget. I'm guessing encapping would take me nearly as long as hwe with my Boxxer w/o better equipment. My hope was to at least get them to do an encap perhaps at 6 months and hwe at 12 months. Seriously though I doubt he can get even that approved. Like I said, they're super tight. This place could use a quarterly cleaning at least.

You have to do what you think is best.
You will not be confident or happy with results unless you practice and see carpet after dry on any encap job. I did not offer any promises until I first tried absorbent pads and encap on jobs that were giving me problems. Your customer is demanding hwe and they should be stuck with crappy looking carpets and have to replace them every 8 years.
You should be able to clean carpet fast and easy with fiber pads then absobent pads using omega encap on stores that only clean once a year.
You said you are having more difficulty getting carpets to look good...been there done that.

I tried to find a solution and i did.
I have had no problem replacing my 4.8 hydramaster TM since I have had better results using the heavy duty fast trinity machine with wheels down. It can clean better any carpet I throw at it. Commercial carpet will never totally extract out because you will never get good airflow plus most accounts are cheap they do not want to do what warranty says and encap with a crb 4-6 times yearly and hwe twice yearly.

I can do jobs faster and then lower sq ft price and make carpet look better. When i had my truckmount I never was making enough profit for the time it took to do these commercial jobs and wanted to charge as much per sq ft as residential jobs so i priced myself out of commercial jobs.

Seriously man. I work with a guy sometimes who hwe all his commercial jobs. He just won't encap. "But where does the dirt go"..."well it transforms into money and goes right in my pocket." We end up being there 3 times as long as we would be if we encapped. It gets frustratingly boring.
