Commercial carpet cleaning- experiences

Recently we started to market to local companies to get commercial accounts.
What are your experiences? What kind of commercial accounts you guys have?
Many hotels like Hiltons, Marriotts etc. says they do it on their own, claiming they have their own carpet cleaning equipment (I guess portables) and are not willing to get into any conversation about contracting carpet cleaning professionals to do work for them.
Big companies (like 1000, 2000 or more employees) says their janitorial companies are handling all janitorial work including carpet cleaning. When we contacted those janitorial companies trying to see if we can subcontract, they say they have their own truckmounts...
Are only businesses left for us that specialize in carpet/tile cleaning small office buildings, smaller companies, small clinics (dental, etc...), churches, restaurants?

We shoot for medical, church and office buildings. We leave the resturaunts to the low price guys in our area.

I do only commercial....You should try to build relationships with property management companies. I do well with them. Restaurants are mostly for the bottom feeders. Any business that needs to look professional, car dealerships, lawyers, medical offices.

We contacted and reached managers in about 15 local hotels (Marriotts etc.), 5 local Casinos, 5-6 big health providers. Most of them have the same story, we do it on our own or carpet cleaning goes through our janitorial company (health providers)...

I do only commercial....You should try to build relationships with property management companies. I do well with them. Restaurants are mostly for the bottom feeders. Any business that needs to look professional, car dealerships, lawyers, medical offices.

Property management companies, like apartments buildings management companies or property managements that runs office buildings etc.?
In southern California (where I am) apartment buildings don't pay much for carpet cleaning. Around $60 for 500-600 sg/ft of carpet.

you can make money at any commercial carpet cleaning... including returants and apartments, but you have to get your system down.
I have done returants for 15 years... do them between 5-9am and others between 8-10 pm out the door with 200-300$....never at midnight.
They pull the chairs up and I move tables.....
Its best to get somewhat smaller resturants if you do them yourself.

Plus thats a standard response from a cold call, gotta keep reaching out to people over the long term.

People change their mind, get bought, managers change, etc..

We contacted pretty much all big hotel chains, like Hilton and Marriott in our area and all medical providers with more than one building, like Scripps, Sharp etc... There is no 1000's of companies like this. There is 1000's potential other clients, but smaller ones. That is our next step, market to each one of these smaller places...
However, I was talking about bigger clients (with multiple buildings) and your guy's experiences. Do any of you guys do hotels, like Hilton's, Marriott's etc. (common areas) or do they really handle all carpet cleaning on their own? I am thinking, is it a matter of time and effort to get in there or they just don't hire outside carpet cleaners?
Also, as far as companies of 1000 and more employees, they claim that they handle carpet cleaning through their janitorial contractor. This means the only way to get that kind of clients is to expend towards and offer janitorial service too? What are your thoughts about that?

Don't overthink it.

Have you offered to do any demos at these places? Have you talked to anyone in person?

We started campaign to get more commercial contracts about a month ago. We already got some commercial contracts through personal contacts.
So far, we tried to locate a person responsible for hiring cleaning company and reach them over the phone, introduce ourselves and try to setup an appointment, but best we got was "send me an email", which is not bad for a start. Most of the responses were "we do it on our own" and those people didn't give us any space for any further conversation. So far, no meeting with anyone (targeting bigger clients)...
This is why I asked did anyone get into hotels like Hyatt, Marriott etc, or big department stores, like Nordstrom, Macys etc.. ?

I have some restaurant and they sux, but my grandpa had contracts with them before I toke over, so we are stuck with them, don't recommend them, hotels also sux, well at least in my area they only pay $10 a room....dr offices and insurance offices some loan places, keep us pretty busy.

when we did commercial stuff, that's who we targeted, eventually referrals took us out of that work,, but we did it when we had too... Restaurants want to pay virtually nothing.

I have not gone out and marketed for commercial work in a few years, we do our share of commercial jobs but they are referrals, find us on Google or have been using us for a few years.

Kinda interesting... I focus on janitorial, and it is very different than carpet cleaning. In janitorial, residential is low paying and a pain. Commercial is where the money is. Flip flop.

Bottom line is you need to do way more work than this. Some of our largest jobs we contacted 20 or 30 times until we got in.

Hey @shane deubell, my plan for 2017 is to walk around with a folder full of one page service agreements and a measuring wheel, target small retail >$1k. Leave spaces to write the frequency and the price. Simple, fast and to the point. Still need to work on putting the service agreement together, SFS style. Said maybe you could help? Shoot me a price and lets get started on it. 2017 is gonna be big!
