Coffee and red carpet, how would you treat this to avoid call backs? What product and method for HWE. Used TMF's Rob secret formula and an enzyme boost with a zipper wand. We hit these areas several time and had good dry results, however a couple days later the stain are reappearing. Suggestions? Hesitate to use a product with a peroxide as I think it will bleach the color.

Follow up the HWE cleaning with an encapsulation product. I suggest Encapuclean Green on a bonnet under a 175 RPM floor machine.

Replace padding clean top and back of carpet use a browning treatment replace pad

Scotts advice is golden. Or you could take a bonnet, spray encap on the bonnet, set an air mover and go over it till dry. When dry you see the final result, gone for good.

Apply spot stop on areas were stains are reappearing.

Yup, I'd use a coffee stain remover but then after HWE follow up with encap on a 175 like Scott said

Enzyme pre spray follow with steam using a rinse and air movers to dry... if it comes back as it dries then do a light encap but make sure it's dry before you take off... so you'll know if it's good or not.
