Then there are the ones that call 10pm on a Friday night and want you to come out and clean the next day... non-emergency. Usually they are the same type of customer which are fixated on low prices and look down on us as lowly rug scrubbers.

You will not find a new Black & Decker steamer as it was discontinued. A similar one is made by Namco. Wagner makes a wallpaper steamer with a hose and plastic plate which works just as well at half the price.

I use Bio-Break as a prespray and Flex Ice as a rinse. It's my go to in most residential jobs. It also kind of smells like pancake/waffle syrup.

A good wrap will get you work but you need other marketing systems in place to make it work really well. SS doesn't get jobs do to their vans, it's due to their massive marketing and branding.

I used Hydrocide Xtreme. Had some complaints with Liquid Alive about the smell especially in such a confined space. Regrout sounds the way to go.
