It’s all 100% ignorance. Your home doesn’t get infected. You can only catch the virus from person to person. The virus has a very short lifespan once it leaves the body. Likelihood of catching the virus from a contact surface is minimal.
Usually, not always, but usually if bleach removes the color then it can be dyed.
For empty apartments I’d probably just keep patching. It’s faster and easier plus the apartments probably won’t want to pay the price to color correct the bleach spots.
Grout basically is cement.
I hate to say this but if they don’t like the results of your test cleaning they (and you) may be better off not cleaning the floor. From what I see this will turn into a headache job for you. This may be one to pass on.

the black is the original color. It definitely has a topical coating on it. If you do the job be prepared to apply a fresh coat of a stone gloss sealer. Cleaning will probably remove the sealer in some areas. The job will take multiple days, you need to wait for the...
Welcome back LOL. I always have hated those “snap cuffs” Just replace the barbs every year or so and regular cuffs hold up forever.
I do have one of these cuffs that is threaded on both sides to connect my first two hoses so my first hose is 100 feet long.
