My plan to get more online reviews.

There are some great ideas here. I'd like to start going after more online reviews. Has anyone heard of fivestarreviewsystem.com? It looks like it's similar to customer lobby and it's around $50 month. It emails your customers a link to leave reviews or testimonials with stars. Anything less...

    Applying Carpet Protector

Does anyone use Soil Blocker from Hardball Chemical? I currently offer Scotchgard and am thinking about trying it out.

    VCT Floor "Washing"

That's exactly what I plan on doing. Lay down some neutral cleaner, work it in with my 175 and rinse/extract with spinner w/ brush attachment. If the spinner doesn't work I know that the gekko will do the job. I'll look at the red pads, thanks for the info. Might even look that the micro fiber...

    VCT Floor "Washing"

Talking with both the Maint. Director and then the Housekeeping Supervisor they just want me to come in every other week and wash the floor as they're having a problem with the floor looking dirty after they mop and it dries. They're not looking for any waxing etc. After inspecting the floor on...

    VCT Floor "Washing"

You're correct KC, gasoline mentioned it earlier. He also mentioned the micro fiber mop method- all great advice. So if their crew is willing to do some deep scrub/add finish when needed, we can make some improvement together. After they can see results, then they'd consider a contract.

    VCT Floor "Washing"

David, you guys are all correct in using an autoscrubber. If/when I get the job I'll make sure their crew coordinates with me to do a better job on that floor. If they're not willing then I don't want their headache to fall on me. If they're willing to deep scrub and add finish between strips we...

    VCT Floor "Washing"

I'm wondering if an autoscrubber would even work for this. The only things they don't want moved will be the numerous tables. Without the tables being moved it would be difficult to operate a bulky autoscrubber. If the spinner doesn't work at low pressure- no more than say 250psi then I know my...

    VCT Floor "Washing"

I inspected the floor yesterday and it's in rough shape. Looks like they aren't buffing and adding any finish between strips. They'll be stripping the floor on the 23rd (done every 6 months) and want me to start washing it April 6. With all the mats and chairs etc it will be a difficult job and...

    VCT Floor "Washing"

Basically all they want me to do is take over their mopping for them. So when there's embedded dirt they'll deal with that when they do their buffing.

    VCT Floor "Washing"

Could you give me a ballpark on what a decent used autoscrubber should cost? At least I'll have a backup with the gekko. I'll take a look tonight to see how much of a pita job it will be. I know they'll be quite a few chairs to move around not sure about the rest. Would .10/sqft be out of line?

    VCT Floor "Washing"

I don't have an auto scrubber, wish I did. As far as minimal pressure for the spinner I'll play around with it and make sure. If it won't work with lower pressure I've also got a gekko wand that will work but would rather use the spinner. What would you guys charge for this bi-weekly job?

    VCT Floor "Washing"

Just got off the phone with the maintenance supervisor of a local college. He wants a quote to "wash" the vct in their daycare. They don't want any buffing or stripping etc. 7000sqft every other week. Says they're having a problem with dirty mop water etc drying and they're having a hard time...

    VCT Stripping Help

I just checked this thread, sorry I didn't post how this came out. The next day (Sunday) the manager let me back in to try again. Being Sunday all I could pick up was some zep stripper from home depot. Mixed it 50/50 and after 3 more tries, I managed to remove the multiple pile up of wax...

    Dye Entire Carpet

Managers around here are thinking "well if it's going to cost me over $200 to clean and repair the carpet, then I'll just go ahead and replace it". So I'd like to start with the properties that know me, and offer the 1st one free (practice) then they'll start to see what a good dye job can do...

    Dye Entire Carpet

Whole unit dyeing is relatively unknown in my area. As far as I know, no one is offering it here. $200 will be a starting point and when/if I get my "foot in the door" I will then increase the cost, eventually doubling this charge. No way a property manager around here will go for $350 even with...

    Dye Entire Carpet

Once I get going I'll probably start out charging around $200 for a standard 2 bedroom unit. Would love to be able to get $350! We wiped the hoses down as we wound them back into the van. By doing that never had an issue with any residue on the next job. Inline sprayer method is definitely the...

    Dye Entire Carpet

Arturo, the best thing is to find a supplier that offers hands-on training. Apartment properties are a great place to hone your skill especially if you're in good with the manager. I currently have a few managers interested and we've even talked about them giving me a few units to practice on...

    Dye Entire Carpet

Thanks for the info Steve. What method do you use to apply the dye? I realize there's different techniques to this from mixing various colors to application method. The way I learned to do this is by using actual Tan and/or Taupe or even beige w/ different amounts of gray to get your typical...

    Dye Entire Carpet

Does anyone here do whole carpet dyeing? I used to do this service for apartments using a hydroforce and was wondering if anyone could share some common recipes they use. For example, on a tan carpet we wanted to go a few shades of tan darker, so we would add Gray and Tan in the mix to darken...

    Which is top dog?

Looks great! Hope you guys are charging a premium $$ for their neglected carpet! Especially if you had to go back a 2nd time. When you perform miracles they should pay for miracles.

    VCT Stripping Help

The other 2 areas had only minor issues compared to this breakroom. Was going to test a small area mixed stronger but ran outta time. This stuff came recommeded and at 24oz figured it'd do the trick! I'll try another product and mix it stronger- thanks. Floortek how do you deal with tight areas...

    VCT Stripping Help

Dealt with this yesterday. They're not sure when they've had this breakroom floor stripped before. I used sledgehammer rinse free stripper from jondon mixed at 24oz per gallon. Sprayed on and let dwell for a good 20 minutes and then used a black strip pad on my 175. Then rinsed/extracted with a...

    Rates Charged For Cleaning Apartments

The only way I've ever dyed an apartment is with a tm using a hydroforce sprayer. Always did a great job, your spraying at around 500psi and a 5 quart jug will give you enough to dye a 2 bedroom unit. The trick is to get the proper dye dilution right. You add your dye mix, plus dye soap with hot...

    Steamin Demon for Apartment work?

About 80% of my biz is apartments and have been using my Steamin Demon 2 for them since 2005. I do have a TM and probably use it for 75% of my units. When it's a long way from the parking lot some properties allow me to drive on the grass as long as the ground is hard. If the ground is soft I...
