    Leave sticky stuff on the floor. And or dark areas under the wax . Or in 3rd floor case also the wax will not dry “right”. So it leaves a “shaded area” in the spot not properly rinsed.

    What I was thinking too. Even told him that, I think it’s just poor cleaning over the years (coats of sealer on the tile) THEN an effective acid hit the tile.
