    Window Cleaning?

    I've got a good sized medical building that wants me to clean the windows along with the carpet. No ladders involved. Fairly new windows that open to the inside - nothing unusual. I have no idea what a typical per window charge for this service is. Any guidance will be appreciated.

    Kenny - Pictures would help. General rule of thumb for me for a one time cleaning:

    $1.50 per pane (any piece of glass encased in a frame). If you have upper and lower panes, you have $1.50 x 4 (inside & outside) = $6 per window. Then multiply by two or three times. Sounds like a lot, but you will wish you had done it if you didn't.

    Find out when the windows were last cleaned. If it's been longer than 6 months, they're gonna be filthy. Is their construction near by...they'll be even dirtier.

    If there are screens, I charge $12 per window (pricing this way is easier on the math for everyone). Be sure to clean the screens as well. If you're not sure how, just ask, it easy.

    Sounds like you'll be cleaning everything from the inside, if not, add $1 per floor per pane on the outside panes.

    I clean the frame and sills for that price as well.

    Kenny, I think Greg is right on with the pricing... $1.50 per side, per pane is a good starting point. Like Greg said if there are screens that need to be washed, give me a call I can help you with that. I came up with some good sauce for that years ago.     I noticed some one mentioned cleaning screens when they are fairly soiled, here is a little clip of us cleaning windows and screens in the mountains of NC. Hope this helps a little.



    Here are some of the homes we clean. We use a pure water system, no squeegees and almost never a ladder. All work on the outside is done from the ground. Click on the photo, it is a slide show.

    Thanks for all the info. guys. The job doesn't come up for a few weeks. They're just getting bids, for now. I'm glad I asked this question here. Otherwise I'd have probably priced the windows too low.

    I think that maybe you can get the job. And also check to see if there is other flooring than the carpet.

    Would everyone please stop complimenting Lance on his greatness? Its hard enough to talk to "the man" without his head in the clouds. lol Just kidding. he has taught an old dog like me new tricks as well. I just cant get that tail chasing thing down.

    I must be missing something. Why not encourage him to charge $3 or $4.50 per pane?
