    Exclamation Encap ( low moisture ) Residential Cleaning

    Who here does Encap/low moisture cleaning on residential jobs?

    Wondering what your process is...

    How do you do stairs?

    What chemicals do you use?

    encap

    Like any process it depends on you, like the rest its a bonnet cleaning process and yes we use it in homes, but for pet and any other odor its not going to work well, cause there no real deep extraction. Now if you want to look at an excellant product look at chemmax we just landed a 240 store retail chain the chemical blew them away.

    Thanks John. Is ChemMax an encap product? Where can you get it? Do you apply this product to the carpet, apply some to the pad and just pad the carpet? Do you vacuum when you are finished?

    only on berber, we use cimex with realesit.

    I don't think I've ever encapped a residential. A few times I've used it in a trigger sprayer and deck brush to spot clean berber carpet in some rental homes with spots that wicked up that I didn't want to pull out the hose for.

    Chem MAx is located in Norton Shores, Michigan. It is a great product. But I don't think it is an encap product, rather a low moisture cleaner.

    I think you can reach them by calling 800 ULTRA-DRY.

    I encap and I tried a product from Bonnet pro and man IMO it worked awesome. I use the HOS orbot machine.

    We use our cimex and encap ds on berber carpet. It kicks but. You get agitation, low moister and encapsulation. I use rick G at excellent supply. They are great company and great people to work with.

    Check out excellent supply. I think it goes for 2800.00 but everyone says it so light and works great!

    We Encapped two residential jobs yesterday both at .40 per SF, the client was very happy and the carpet looks great. I am very interested in doing more of this! EAZY!!!

    Good thread Ben. I have had many customers ask for a low moisture cleaning but in the past I have always been able to sell them on HWE. I am wanting to add this service but I am undecided on what to use, attachment wise. Which works best, brush? bonnet? pads? brush and bonnet combo, adjust a glide????

    Or should I just get all of them to have on hand?

    I know this should be a thread in the Encap forum but I saw this first.

    You guys should get Mike Charles on this. He will buy any OP machine out there to say that he had it, tried it and worked it and will tell you if its good or not.

    You will also learn that John G is the Pad Daddy and can out clean 95% of the TM cleaners on this board here with his line of Jiggler machines. His machines are cheaper than the HOS, not as pretty but don't have all the issues either. You can buy one of John G machines from Clark but John G stands behind on what he sells...compared to Clark...going oh well, wheres your credit card number when something breaks. Thats why I don't buy anything from Clark any more and I will get flamed over this comment too. And its not me, but a few dozen people here on the boards.

    I have used them alot. We did all of our condo and commercial work via OP. I have owned 4 OP machines and it works good when you get the learning curve down.

    Ben if your really serious, talk to Colby up in Alaska and fly up there for 2-3 days and clean with him. You will learn more from him in 3 days than you will from the boards in 6 months or trial and error over 18 months. I look at John G, Colby, Con and Mike C as the top OP cleaners that come and share on the net.

    When a customer ask me about low moisture cleaning, I tell them they can choose which ever method they prefer- the power of steam,or powerful chemicals. Works everytime. They choose steam.

    We can get the carpets dry fast,that's not a problem. I carry about 10 air movers with me all the time.

    I can't imagine swishing a bunch of chemicals around in someones home with a cimex and then just leave.

    easier for me?= yes
    more profitable for me?= maybe
    better cleaning?= no freakin' way.

    If it was the best/safest method out there I would gladly switch.
    It's not.

    Or add anything to your tank?

    No spotters?

    Yes, I use a prespray, but do not use a rinse chemical. I clean water rinse.
    Yes I use spotters,then clean water rinse.
    I guess by, "Or add anything to your tank" your are referring to portable equipment?
    Haven't used one in 20 years.

    I NEVER put chemicals down,agitate them, and just leave,unless it's Scotchgard via their request.

    So you use no chemicals at all other than pre-spray & spotter and you get 100% of those chemicals back out of the carpet?

    Back on track

    I am like the one guy who went from OP/encap to HWE.

    I have followed myself into homes I used OP/encrap last clean and this clean use my TM. I was disgusted.

    I have seen the tip blooming this methods causes (sometimes even myself)

    I have no dog in the fight so I share what happened to me. I got nothing for sale and no ego in the race.

    I will never use encrap/OP method in a home again. I hope the guy in front of me did. I hope the guy after me does.

    careful not to buy into the hype. It is a tool and a good one but not for residential cleaning.

    If you think it is a good idea, take your dirty undies and rub some encrap juice on em, let em dry, then put em back on.

    Do that for a month with your clothes...and get back to me.
