What's a typical rate for encapsulation cleaning for larger areas, say over 10,000 sqft?
What about smaller areas under 3,000 sqft?

thats a good question. id like to know too.

It depends on your local market (to some degree). Just like HWE, prices will vary, and there's always the guy who gets twice what everyone else gets, but .15 to .25 seems to be about right around here. Then there's always that guy who will do it for .07.

Kenny - Are you asking the pricing rate or production rate (how many square feet per hour get cleaned)?

I am one of those guys who would do 10,000 sq for .08 to .15 for encap. the lower end of this would be for interm cleaning.
I could do 10,000 sq by myself with encap in one day.
You have to give a break with that much sq. footage or you are not going to get the job.
For under 3,000 square I would charge around .15 to .25

Good pricing Jason. That's what I charge also.

I think I'll probably need to price like Jason to get the work in my area. I haven't done encapsulation before and it helps to know that I'm somewhere in the ballpark, thanks.
Actually, I've quoted a couple of large jobs. But today while I was on the phone with a supplier I asked about typical pricing and she said $2.00 per square foot. I thought that sounded way too high, but she insisted. I'm thinking she must have misunderstood what I was asking. Still, it made me nervous about my price bids. I thought I'd better pour a beverage and ask you guys so I can relax.

Maybe she meant $2.00 per square yard. That would be .22 per square foot.

Maybe you're right
