We just started encapping commercial contract accounts. We do them monthly as interim maintenance between HWE. On these accounts we HWE once or twice a year, depending on the property. The company I work for does janitorial also, and this is included in with the regular cleaning bid.

It all depends upon the amount fo traffic and what kind of traffic.

I have an account that has it done every other month. It is a small 1200 sf office that has about 12 employees in it. These employees are walking in and out of a 8000 sf warehouse all day long and the office is across the street from a farm. Gets Dirty super fast.

I have other customers that only need it done about every 3 months.

And others who only need it every 6 months.

$.14 a sf if it is under 3000 sf of carpet and $.12 a SF if it is over 3000 sf.

Trick question. Frequency of cleaning is totally dependant on what the customer needs/wants/can afford.

Depends on the client - most 1x month....

Some 1x a year - whether they need it or not.

It is best tp out together a maintenance strategy for each individual customer. You may want to clean their hallways every two weeks, their conference rooms only once a year and the offices once every two months. You can charge a different amount for each area and break it down so they make monthly payments and are hooked for the year! Steady money is the best kind.
