I use a Procaps machine that will do both quite well. Rotary users, I don't know how they do it but I'm sure they have a way.

Corners and edges are often not very soiled. Just vacuuming may help. If you have a rotary machine that won't get in the corners, you can do that space by hand by spraying some encap and working in with a brush or even a towel.
Brush Pro machine gets into the corners OK.

Mostly the edges arnt very Dirty. Did a Doctors office about a month ago though that i dont think the Janitorial crew (who hired me to clean) ever vacuumed the edges. Behind a couple of doors I literally found about a 1/4 inch of dust build up. and the rest of the edges were grey with dust. Just vacuuming with the edger made the carpet look new around the edges.
But in the cases that they are dirty and need extra work i use a deck brush.
