I have a chance to do some new theaters. 21,000 sq ft. each. How much would you charge a sq ft. There are 60 small stairs in each theater room. How much would you charge for these.

Almost exactly what I would have said. For large areas like this I charge $.17. $1 per step would be awesome if you can get it, but that might be too much.
Also, I would encapsulation clean if at all possible (after a thorough vacuuming, of course). It works wonders on the starchy, sugary stains found in theaters.

Do encap using a Cimex? I'm curious, because we are looking hard at getting one. Our low moisture cleaning consist of a 175 and bonnetts. when we do theaters we get .10 a foot. the big question is if it's carmike cinemas dont do it unless you want to wait 8 -10 months to get paid. These palces require hwe . Carmaxx had a guy do it with a cimexx and the manager lost his job. the warantee specs say hwe 3 times a year. at least for my neck of the woods.

Bonnetting with microfiber pads, spray pump, and 20 inches with 300/320 rpms, can give you good results if the carpet is not trashed.

I was going to use a Butler truckmount. I would need 500 feet of hose. 3 guys one would spray using a battery sprayer cleaning right behind him and the 3rd guy would move hose and remove gum and bad stains. The carpet is in good shape. one night we would do entrance lobby and hallways. we could not do 14 screens in one night . At 15 cents a sq ft it would work out to 3100.00. Not much for that much work. Pre spray would be Zone Perfect . what do you think? THANKS

I know it doens't sound good money for the amount of work, gas, chemicals, travel time (2),
Get the best value chemical, and maybe use a portable for the good areas, you might get a higher profit.

If its carmike get a check or payment up front. We cleaned for 3 theaters in a two day period and then they filed for bankruptsy the next day ( this was about 6 years ago and settled on half of the amount and we got a check from the courts. then they had the nerve to call us to do them.)

It probably depends on what kind of carpet it is, how old it is, and how it's been cared for.
I have cleaned some hotel hallways and banquet rooms that I thought would encap just fine, and ended up looking horrible. In those cases I end up using HWE, so I definitely know what you're saying.

These theaters are in the San francisco bay area. a friend of mine pressure washes the seats . Hard to believe but I had to see to believe. Takes 2 days to dry at 3000 psi. I went by there today and the seats were almost dry. He says he can take gum off from under the seats and cleans the walk way . The seats are angled so the water flows toward the front and he uses a portable to get the water up . Problem is he does not have a tm to do carpets. thats where I come in. I gave them a bid of .17 a sq ft. and 1.00 a stair. There are 700 stairs. It is pretty dirty. What product should I use to make this carpet come alive. I was thinking of using a bucket brush then wand. 3 man crew.

I think TLC from CTI is a good value IMO, becasue I was reading the instructions 1/4 oz per gallon of water will do it, and you will use a battery sprayer, do not forget to add some booster.

Run two wands. Let the hose puller also prespray. The area is large enough not to have to have it pulled out at the exact moment you step back. Just a thought.

.17 seems lke a fair price for encapping but I'd want more if I was to HWE. Those places are pretty pigged out by the time they get around to call you. Good luck.

This past spring I did a nasty filthy disgusting 26,000 sq ft theater at $0.25 per sq ft. Couldn't get the truckmount anywhere near the place so we used three guys with three porties, and it took us 4 nights to complete. I was sore for a week after that one. lol

What a PITA. Thats a ton of man hours! And all of that filling and dumping of the portys.......I can just imagine how annoying that must have been. We did 1500 seats in a theater a few months ago. I had just started doing carpet work too, so my hands/back/arms were not in any sort of shape. I could hardly sleep I was in so much pain.
