We do a lot of encap/op/bonnet cleaning for commercial. But its usually followed up by a HWE cleaning 6 months later. Yes it had great profit margins, plus great residual income.

I need to get more in line with encapping, I have only done a couple of jobs with my buddy before I quit him to go on my own, Was odd cause i just felt it wasnt doing anything, most likley only cause im used to putting water/chem down ad sucking it right back um instead of using a machine that has a tank on it that you put water/encap chem in and just lay it down and walk away........lol I will be doing to start probably 2/3 commercial to start..... is this the way to go do i need to look for a used machine to do this . will a rx 20 do this for us? and not use tha vacuum port? could that be made into a dual pourpose machine?

I am thinking of a cimax, we have a steamin demon for HWE, A Rotary, CRB machine

Encapping is a mind shift. If you believe that the only system is HWE then you will never be happy with encap. I was talking with a Shaw Rep from Tech Services at Connections. They had been at a few claims the week before and had a company come in and do an encap and they were shocked at the improvement.
There is no 1 miracle system that handles every carpet. As a professional you choose the best system that fits the carpet and the budget the customer is prepared to spend.
Try to keep an open mind.
Commercial maintenance is to residential cleaning what mountain biking is to road biking.
Same family but totally different.

Bill Yeadon is right. Too many guys are missing out on a great system because the don't have an open mind. Encapping in certain situations can be mind blowing.

We have a account we clean 2 times a year which is not enough they serve food and have a bar they close at 1am and open at 9am and its about 12000sqft we have 11 of these bldgs. The truckmount does a great job but has wicking issues because of the food and drinks dumped. We went to encapping the carpets are just as clean and are dry in a half hour . This solved all our issues and the customer is happy.

We have been using Matrix DSE and a 17" Rotary with a Green Stripe Pad
IT WORKS AWESOME!!

Many of the posts above are focused on production. Nothing wrong with that since this is what rules the roost in commercial. BUT let me remind everyone to "double dip" when selling commercial by also ALWAYS giving them a proposal for a regular contract cleaning too.
When I sold my business we had a stack of commercial and residential "Stay Beautiful" contracts almost three inches high! These contracts added immeasurably to both the appeal and final sales price of my company.

I Use a Cimex. If i had to start all over again, I would have started out buying the cimex. And then get the truck mount. Although it is nice to appreciate what i have. The Cimex makes Customers happy and makes carpets look really good. It i sEasier and Faster. There are times when carpet is just so filthy that it does need to be Extracted. But for White Collar offices the need to ectract is few and far between. I even have some industrial accounts that I Encap every other month and every quarter. They are looking better every time. Have had a couple of them that have gone from every other month to quarterly because They are staying cleaner longer.

i've been using encap since DSC came out with Crystal Vac. don't think you need to have a Cimex to clean most commercial buildings. a 175/300 and or a CRB like a Whittaker will put $$$ in your bank account!!!

I think Waxman above summed up the encap conundrum very nicely. (Yeadon's analogy wasn't bad either but I am surprised he did not work Starbucks into it somehow.)

I love encapsulation cleaning!

With rotary machines, make sure you check the manufacturer's carpet care guide and warranty. I just bid on a commercial job that had Mohawk carpet. The warranty specifically states that use of a "spin bonnet type cleaning machine" will damage the carpet fibers and void the warranty.
I also called Mohawk and received this notice:

We do not recommend any type of spin bonnet type cleaning machine or flat rotating buffer type brushes. These will damage the fiber and void some of the warranty on the carpet.
Extractors incorporating a brush between the water jet and vacuum work well. Oblong type rotating brushes are not considered harmful to the carpet.
