What products have you guys had the most success with removing yellow spots from urine stains (or anything else)? I've used a tannin remover on them, just wondering if there was others out there that might be more effective at reversing it.

Urine starts as an acid and turned into an alkiline. In many cases this stain is caused by an alkiline burn which isnt removable. This is something you need to look for before you clean to inform the customer so they dont hink its from your cleaning. At this point its not a stain rather a discoloration.

You need to figure out if its an acid stain or an alkiline stain. If its fresh then its an acid and you need an alkiline cleaner to treat it. If its an old urine stain then you need an acid cleaner to treat it. If the urine stain is old then you no longer smell urine but its byproduct. Its the bacteria that grow in the stain and the odor would be the dead and dying bacteria and its waste.

Jared- the Tannin Stain Remover is an acidic product. Applying an acid to an acid makes the original acid stronger, not opposing it. Same with an alkaline product, applying to something alkaline. That's why you are having trouble with the yellow stains. And that's why the peroxide type products work to remove the stains. Peroxide is alkaline. So... use an akaline product on an acidic deposit to reverse/neutralize it. Another thing- some pet urine deposits contain a medicine of some kind, which changes the chemistry of the urine. Also, some medicines contain a dye of some sort. These problems are more difficult to counteract or remove, and in some cases cannot be removed or counteracted at all. And remember the old timer's mantra- "The stain belongs to the customer- the hole belongs to you!!" The point is- do your best, but know when to stop before you do damage. Gary R. Heacock
Jared; For yellow Urine stains, we like to use a powder reducing agent. Most yellow stains are that color because of oxidation, so a reducing agent can chemically reverse that to remove the yellow color. Larry
