Potential huge apartment cleaning bid!!

    My company will be potentially cleaning big apartment complexes in a city that is a one hour drive from where we currently do business. There are 600 apts that this property management firm rents out with a turnover rate of 50% per year. There would be 15 to 20 apartments at the end of each month. The company that currently cleans them now get $55 to $60 per apt. The average size pf the apts. are 800 sf and the current guy charges $55 to 60 per apt which I think is way to low. What does everyone else charge for cleaning large apartment complexes and the such? Are stains extra? Fuel surcharges per apt? Does the price reflect how bad the carpet is? Need help with this one.

    We do a Large Apt complex like that and we charge between $125-$200.00 Each, however we do not clean them as often as you will be!, We do a lot of rental townhouses at the ski area's here and they are priced even lower than $50 Each ,but we do about 20 units per day.

    I service 6 complexes in west texas. we charge for a 1 br 59.95 2br 79.95 3 br 109.95. we also get all flood restoration from these communities. the turn over rate is about the same as yours and we clear 3000.00 to 9000.00 even with htose low rates. the empty canvas is your gravy. sure you have to charge extra for trashed or red kool aide infested units. i would suggest go for it, if you cant hang or it dont pay well you can always move on down the road.

    The guy is probally a part timer using a portable. When somebody is charging that low something is wrong.

    His prices aren't off base I charge around the same...I have 4 apartment complexes totaling over 900 units between them. You HAVE to price them accordingly, I charge $70 1BR, $80 2BR and $90 3BR with steps $105. As long as you can provide all service....There is no advertising costs, H20 damage, pet damage, and stretching and repairs. Apartments are major DRAMA.... I know.... but the $$$ is well worth it....     In Indy the apartment game is EXTREMELY competitive. Everybody here, including national franchises, is charging $35, $40, $45, and $50 for one, two, three bedroom and townhomes, respectively. Believe me, I have tried upping the price and within a month I've either been booted out or forced to lower back down.

    BUT, I can clean a unit by myself in 15 to 30 minutes from the moment I pull up to the moment I drive away. I service three communities right now, and average about 5 apts a day between them. I charge extra for repairs, and I find repairs in almost every apt. Usually averages to $60 per unit after repairs, but sometimes up to $200. So yes, the carpet cleaning itself is dirt cheap, but I whack 'em on the repairs.

    Add that apartment work on top of your residential and commercial and you have a great mix that provides steady income, even through the winter. They take longer to pay, but they'll usually pay several invoices at once, and it's pretty nice getting $500 to $1000 checks in the dead of winter.

    Not to mention, doing apartments keeps you sharp as a razor. You'll get so fast at hook-ups and roll-ups it's crazy. Also, you'll be doing repairs allllllll the time, which makes you awesome at stain removal, patching, dyeing, restretching, etc.

    Sorry to keep droning on, but one last thing. I get permission from my complexes twice a year to put fliers on every door, advertising $60 for an occupied carpet cleaning, resident pays. I'll get 5 or ten calls from each complex every time. For very little effort and cheap advertising ( I make the fliers in Word and run off copies at Staples) you can do a couple thousand in quick, easy work twice a year.
