Depending on temperature and humidity, the longer an enzyme stays damp, the better it will decompose the offending material.

The product most often used is a bacterial culture. They require significant growing time to produce the enzymes.

Some new products are on the market, which actually contain the pure enzymes.

They would give you better results in a much shorter period of time.

We carry the PURE stuff with no fillers and additives. Makes a big difference!!!

When using enzymes, it is very important to ensure that all residues are rinsed from the textile. Un-rinsed residues can for a dust which, if inhaled, can produce a bronchial reaction. There is a move in Europe to ban the industrial use of enzymes except in totally enclosed environments, such as within a laundry machine.

My view is that this is somewhat excessive as I feel that if used responsibly they are far less hazardous than most fly sprays, based on organophosphates developed by Hitler's scientists as nerve gasses!

The company I represent occasionally makes a product that I used commonly when I was actively working, called Bac-Out. It is a stain and odor remover that is actually a digester. The name comes from- "Bacteria gets it Out".

The product contains enzyme producing bacteria, and was originally made for restoring septic tanks, to digest the contents and resusicate the septic tank, and is still widely sold for that purpose.

Some 15 years ago, I tried it on a severaly trashed carpet with many pet urine and feces deposits, where the carpet could not be made worse, and would have to be replaced.

The Bac-Out worked quickly and rinsed right after digesting the many deposits.

Since then I have used it on all types of carpeting, loose rugs of every kind, and on upholstery of all kinds, including silk.

Most single urine deposits are digested in a few minutes, and can be toweled up, or rinsed right out.

At conventions I demonstrate it on a silk tie or silk cushion with strawberry jam on it, chocolate, ketchup, etc, to show it works quickly and is safe for the most delicate fabrics.

Bac-Out is sold widely by many suppliers, for professionals, and in natural food stores such as Whole Foods, etc, in smaller sizes.

    Keith is correct;

There are two types of "Enzyme" products on the market.

    A. The conventional liquid Enzyme Deodorant with bacteria cultures that start generating enzymes in 20 minutes or so.

    B. The newest urine removal products which combine:

    1. A Powder Oxidizer to break down the protein components

    2. A Pure Enzyme which immediately starts digesting the urine components
( It must be compatible with the oxidizer)

The second type is poured on the carpet & extracted with a spotting claw.

Gary do you just spray this on the carpet let dwell and rinse. Can this be used in a hydra-force. Would this take the place of a prespray at least when doing apts. with a lot of urine. Where can I get some of this bac-out. Thanks

Some good information posted above. Here is another factor to consider when choosing the product.

Some people have reaction to the enzyems even before they are applied to the carpet,e specially if they are in powder form. When working with chemically senisitve clinets, you may be better off to either mix your enzymes outside or choose a bacteria product rather than one which can leave an enzyme dust behind.

A nice feature of a live culture of friendly bacteria is that they continue to grow and multiply as long as there is a food source. You sort of have a little factory making more product as time goes by. Enzyemes alone only have as much product as you apply. It works until it is used up. That may or may not be enough to finish the job.

Of course they bacteria product could have only 1 basterium. It grows and divides into 2 and then 4 and then 8 and so forth. But if you start with millions of bacteria, the process works a lot faster. So how concentrated the bacterial deodorizer is greatly effects how quick you get the results.

Some of the reasons there are a variety of products in the bacteria / enzyme category. You can choose one that suits you situation.

BTW - Anyone who wants a copy of my manual on pet urine removal only needs to ask and send me their Email address.

Your enzyme digesters are more potent
when used around 100-110f.. Over 120 and you Kill it..

Flush out too soon and you throw your money away..
Alkalis and acids will kill enzymes..
