Get a crazy email from a property manager

    One of my best regional property managers emailed me today asking for me to sell her my special conconction of Red Out ("and a lot of it") and she needs to purchase carpet cleaning chems and "I am looking for a carpet cleaning machine do you know of a good commercial ones for sale".

    I am assuming she is looking for this equipment for four complexes she runs that are a hour and a half away from me and can't afford my prices for me to get to the property so she wants her property manager onsite to start doing it.

    I would let them know that its takes time and a lot of training to learn how to clean carpets. You have to learn the right ph levels so you don't damage the carpet. Also if I am right time is money. Try to work something out with them to taylor a maintenance program for them. Good luck

    I make it policy not to give that kind of info out... I would tell her check with her supplier... Could turn around and take work from you..
    A lot of property managers and regional ones try to keep the operating cost down.. This in some case's gets them a bonus .
    They get the staff to do it save's the company money and they look good... Notice this with a lot of new management companies.
    Services they use to contact out now do in house... Like painting ,cleaning and carpet cleaning..

    just tell her to go and clean it its easy any one can do it., we as carpet cleaners are all the same no training needed you can get you supplies at the local hardware store

    I told her in the email I sent back to her to call me tomorrow. If I am assuming correctly about the email is that she oversees these four complexes of apartments that are in a pretty rough section 8 area and 1.50 hrs away from me. I used to clean these apts but a two bdrm would cost them 200+ after I got done rxing them, taking all the red out and mileage to and from. She ended up having her prop manager rent a portable unit from the props sister to clean the apts. I assume this is where the email is coming from.

    Funny you said that, one of my properties just got a namco piece of crap to clean the renewals in stead of paying me 40.00.
    I will still do the turns but not the renewals. it has no heat!!!! by the time they are done it will cost them way more than 40.00 per unit.
    Im fine with it because I prefer to do the turns anyways , more money.

    Hate to say it; but as the economy worsens you will see a lot of the truck mount dudes trying to stay alive. I contract clean apartment for a complex; they have gone through 3 carpet cleaners since me because they want to pay $50 or less for steam cleaning their apartments. I simply move on. Don't advised her at all. You'll never see that custy again; same is happening to our pressure washing contracts. It only gets worse from here; I feel for those guys.

    I would give her the information...sympathize with her about the current costs. But really it will cost her more in the long run...they won't be able to properly clean it (no experience), it won't be as clean, something will break down...just a dozen of issues that will leave her with a cleaning machine in the future and still having to call you if she wants the units properly cleaned.

    i would politely tell her to go fly a kite, are you kidding me?

    You are in business for yourself, cant be helping people put you out of business

    Or if you dont want the job anymore it is a $10,000 consulting fee to set them up, but make sure you charge them for all years and money you spent learning this.

    talked to her prop manager this am and he guaranteed me that the equipment will stay at the complex and won't be used on any other complexes. Anyone have a good idea for a portable unit that will work with trashed apts? I told him around 3k but I really have no idea. I would assume it must have heat and at leasdt 500psi

    Hey Anthony, I know master blend has a Master Force? I know Perry sold one to a janitorial company and the do tile with it and it has a good psi/heat. I have the Ninja 500 psi, with heat...but would never use it on a trashed apt.(unless I had all day:)
