    Arrow PM and Apartment Brochures

    OK guys, I need some help. I have been cold calling PM's and apartment complexes but I am unhappy with my current brochure. I have a nice multi-page bound one for commercial carpet, that I think is killer, but I am not happy at all with my one-pager. Do any of you guys care to share yours so I can get some ideas? I just feel like mine is missing something but I don't know what it is.

    does it have alot of side by side comparisons? clean one half before hte other and take a pic kinda thing. ? just curious

    Joe, mine has a couple of pictures, and has the services that we offer. It describes the services and each fold or section has a small call to action on it. On the back I list some comments from customers, all commercial customers. I also use a slide presentation when making cold calls. Ihave it running on my phone and set it up while I talk to the client about oour services and how we can help their business.

    Here is the first draft of the new brochure. I don't have the original, it was lost when mt old computer crashed. I haven't put any pics on it yet, I was just curious if I needed to add any text or if it is too much already.

    I would maybe try to stay away from the charge per hours in emergency.
    IMO it scares away people to call seeing the x/hour charge.
    After hours is an automatic extra

    Joe I like it... I would maybe just use 24 hour emergency flood removal or service.. I wouldn;t add the fees on it.. That way you could apply the fee per job..Some jobs maybe cost more then others doing flood clean up...
    Also do you do carpet repair? Like seams ,burn holes and kicking...A lot of apartments like the idea the carpet cleaner does that.. If so add that on too... Just a idea....

    Pet stains... maybe say something about pet stains ...Apartments seem latey to be letting tenants have pets these days..
    Also red stains apartments are always full of red stains... Alot managers ask about them two type of problems up here....
    Carpet protector? Maybe add that too...

    Glad you got rid of the "other fees may apply" thing.... That phrase ALWAYS turns customers off. How about doing something with the "Starting at...." portion of the apt fees... Personally I always think that price wont apply to MY situation.... Be honest and break down the price. If someone has a large apt they might not call because there are hidden prices. My $.02

    Or they should understand that the cleaning is for a general size of an apartment. Most people that live in an apartment either:
    a)have lived in an apartment in the past
    b)will most likely live in another apartment

    OR

    If this is for managers as well, they should be knowledgeable what an average size of an apartment.

    Have someone check your grammer and spelling. I'm horrable at this, but I have a good friend that checks all my printed materials and boy does she find the errors. But I would rather she make the corrections, then to look like a fool to a potential customer. By the way, you spelled response as respose.

    I would headline it with something about your company solving their problems.

    Then specifically write and have B/A pictures of the common problems that they will not have to worry about anymore.

    For Example:
    Kool-Ade
    Pet Stains
    Pet Odors
    Cigarette Burns
    Traffic patterns

    Plus, by solving these problems they could save thousands V/S replacement.

    -Don't forget to add testimonials

    Joe I think your prices are way too low for all; man full 1 bedroom ceaning down here starts over $200. You have a very nice flyer; tweek a few words; raise your prices. When I see that pricing it strikes me as desperate and unprofessional. Put size in sqft per carpet cleaning and cleaning. Just my 2 cents.

    Take mnore of the focus away from your actual prices and let them have a second sheet just for pricing (pricing guide) make the flier grab the mangers attention. emphasize on your ability to get the carpets cleaner, take more stains out, better cst service and the big one....keep them closer to there budget. If you can show a complex that you can clean and have them closer to a reasonable budget then most of the time its yours or a couple of months down the road its yours. Dont have to be CHEAP just have to let them know youll work with them here and there. What is the median for your area with carpet cleaning for apartments out there that price seems high for the basic clean. Let me know Thanks

    I did allot of apartments when we were in Arkansas. We were the most expensive but we did lower our prices a little if the managers begged us to so they could use us and others we just walked away from. We now try to avoid apartments especially now that I am in an area were you have a 25% chance of getting in with a truck mount. Most places here you can't park near the building without a huge headache. I found giving them a free cleaning was the best way to get in with them. After performing the service they Always wanted to use us. Most of the complaints we heard about other cleaners was not that they did a bad job getting the spots out but that they did not vacuum the edges. Don't forget to charge for red spots as they are usually willing to pay for them (this was our best upsell for apartments) we always found kool aid stains.
