Make ready services?

Anyone offering this service? I'm not referring so much to Maid services, just make readies for real estate agencies, apt crowds.

I'm not so interested in maid services as cleaning furniture, tv's, etc. seem to bring about a more picky client.

So, for those of you that are, how are you liking the add on service?

No real problems Gary, I'm just curious as to how you or anyone else is liking it and any advice to someone starting out in the Make Ready depot.

What I found is most property owners will not pay what the service is worth, imagine that! So I broke it down (take note here Steve) into several different levels of service. Most companies will use their own labor to remove the garbage, since this does not require any special skills, hence cheap labor. They all want the units deep cleaned ( paying attention Steve?) Most of them want the units prepped and painted. All of them want the flooring cleaned, carpet, tile, etc. We also offer repair services for the units and I also have appliance contractors who will work on stove, refridgerator etc.

The biggest hurdle is selling the service at a price that you can remain profitable. While this is not a large part of our business, we have branched off in the last year into janitorial services, and make ready's. It has added to our bottom line and just makes us more profitable.

Steve is my little buddy who started a business here in my area. He copies everything I do. He lurks here alot and applies just about everything I post, I guess I should be flattered. To bad you missed out on the city contracts Steve....

You Just don't have good clients if they don't pay you what your worth. Around here people pay really well when you do awesome work. Especially when they are moving out and several hundred dollars is nothing compared to Several hundred thousand dollars thier trying to sell. Most could care less about the price. They just want it done yesterday and done right. Plus this type of work pays a lot more than Carpet Cleaning. It's what we wake up for in the morning.

I would like more info on pricing or at least a pricing model. I am looking into doing more of this myself.
