    10k sq ft of concrete

    I was asked if we could clean a 10,000 sq ft warehouse earlier today. Some oil/grease spills and pretty much what you would expect a warehouse floor to look like. Ive done some garage floors and basements with some success but they were not in this type of condition. Any suggestions on how to do a job like this with outstanding results?

    Im cleaning the carpet there in 2 weeks and told them that i would do a sample area while i was there to see if i could get the desired results. Id really like to blow them away if possible.

    Rent a auto scrubber use a good degreaser....your set.

    how is an auto scrubber different than a 175 w/orange brush and my t&g spinner? Will this effectively remove oil stains?

    Man....rent a surface cleaner or some call it whirl-a-way. It's a yellow contraption in either 18 or 20 inch sizes. I would either use my tm or rent a pressure washer. If you need to reclaim or catch the water I would use a mops, large squeegees and or a high capacity shop vac. Treat all the grease spots first with some de greaser and go to it. I would not use a 175.... That would suck...I owned pressure cleaning co for about five years. Good luck.

    A 175 with a scrub brush works great! The Cimex rocks as well for warehouse floors. Followed up with a spinner you will be your customers hero. 2 guys make the job hum along nicely. Scrape the big chunks off of all oil spots before you do anything else. I carry a 4" putty knife in my pocket. Pre spray all areas with a good (cheap) degreaser before scrubbung / spinning. Treat heavy oil with a good degreaser, pog, brake cleaner, or whatever you may have. Do not get too far ahead of yourself, keep the areas wet. If the concrete was sealed good, triple your customers level of joy with your work. If not sealed well the oil spots may still be seen but clean, because the oil will sink into the poors of the concrete. I have sold warehouse floors at $0.25 PSF and average $150 per hr. You will use LOTS of water, look for your hookup and safe dump on site. Do your demo and surprise yourself!

    Really is a money issue, if the cusotmer is willing to pay .20-.25 sqr then definitely follow norm's advice and prescrub then follow with the turbo, you will wow them for sure

    But i think Ed was thinking of this from the other end if they really dont want it "That" clean then use an autoscrubber and double scrub with grren or black pad and degreaser.

    My suggestion- do the demo with the turbo but give them the 2 options

    great advice guys! What should i look into as far as sealing options? I mentioned using an epoxy sealer after the cleaning but the owner wanted to know if there were other options, as the odor from an epoxy sealer is strong and doesnt want it to disrupt the work place.

    For that much space I would rent a ride on Autoscrubber. They make them that big for a reason.

    The Floor probably should get grinded w/ Diamond pads. I use to do that service $4-5 a sq ft.

    Interview the customer and find out what they want and always give options

    Keep your profit %% the same regardless of service do not get caught up in sqr ft pricing, focus on your cost to provide x service.
    90% of the time in warehouses people just want a surface clean meaning, dust mop well and autoscrubb.But once in awhile someone will be interested in a deep clean with turbo.

    Holy Crap, what timing.

    Today had a bid from a current customer that acquired a warehouse 40,000 sqr's.
    Not too sure about turbo though, that's alot of money but i will try anyway

    Think the plan is going to be lite stripper or anvil, pre-scrub with 175 rpms black pads and then follow with autoscrubber and green pad, with HOT water maybe from truckmount.

    Monthly account also! which is exactly what we need as i think about winter looming

    Glad this topic came up, as i was walking around this thread popped in my head and started thinking of different ideas.

    I did tell them we want to try a couple different ideas and they were open to it.So we will scrub 1 area and then scrub/turbo another and give pricing for both

    As for sealing? no go, half the floor has old epoxy on it and i am pretty sure they are only renting this space to fulfill a new contract so they dont want to amke a big investment. Just clean it up because it is a train wreck, filthy.

    Ok so i did a demo area in the worst part of the concrete floor with my spinner. They were thoroughly impressed. They own the building and want it sealed. Its actually 20k sq ft. I am still trying to calculate how much to charge as i cannot gauge how long the cleaning process will take. $.25/sq would be $5000 to clean but without knowing how long this will take i cannot properly gauge. I think an autoscrubber is out of the question unless they don't want it sealed.

    I have a couple direct questions:

    1) Is there a formula to use when calculating i.e. 500 sq ft/hr?
    2) Is anybody familiar with Betco SureCure on concrete?

    I was thinking of renting a portable machine with the pressure high enough to use another spinner. Im thinking of a 4 man crew (2 spraying/scrubbing and 2 extracting) to get the cleaning done in one day.concreteclean.jpg

    I do a lots of concrete. You will need good degreaser for prespray, hot water pressure washer(to remove those oil spills) and BIG spinner. Look the video I attach ! for 10K sf. you need big machine to do it fast. Good luck.

    That came really good

    I would break it into 2 days, try it in 1 day and something bad will happen.Plus when you come back the 2nd day you see how everything dries out in case you need to make adjustments

    Would not use 1 portable and 1 truckmount, same for each area it may come out uneven.

    Too many factors for me to give you specifics on man hour but we would probably be in 500 sqr hour range for cleaning
