    Cleaning chems can have a big effect on color seals depending on their base. Water based aren't going to hold up as well against repeated high PH attacks. Epoxy based will stand a better chance against the bleaches and high PH, but not a lot longer because they are water based epoxies. Neither is going to handle repeated high pressure, high heat offenses.

    Ok Rob, that's two post where you have found the cure but have not answered the question. If it is a secret sauce then keep it to yourself. Or offer to sell the product or keep it to your self. WTF?

    Ok, so we all agree there is no "bullet proof" sealer to hold up to it all.

    How about part 2, when your residential home owner asks "how long will the sealer last?"

    How about color seal????

    Well no sealer will last in a restaurant because of the degreasers/bleach they use but aquamix colorseal should

    For residential i would be straightforward and say it depends how well you maintain it and stay away from vinegars,bleach, etc whatever that manufacturer suggests. 3-5 years but it depends on the owner

    Just catching up on a few old threads on here. I spend most of my time on Dirtygrout but i wanted to add something to this one.

    Proper preparation makes all the difference in the world. We have been applying colorseal for years. We use ColorClad colorseal. It is extremely popular with the hard surface pros. We don't have adhesion problems because we clean the surface with a good alkaline cleaner first. We also use higher pressure and higher heat than most because we run a 3000psi unit with propane heat that keeps us around 230 degrees at 2.2gpm on the turbo. This provides a great adhesion surface for the colorseal. We also warranty our residential colorseal jobs for 15 years - not 2 or 3, 15.

    This is also the same information that we teach in our tile and grout class as well as the colorseal training class.

    We clean the commercial and residential surfaces that have been colorsealed at around 1500psi and use a good strong 13 ph alkaline cleaner to do it. Probably overkill, but it doesn't hurt the colorseal. The customer only has to avoid petroleum based products in the cleaners and paint strippers.

    Just to be fair, we also gave the same warranty years ago when we were using the original formula of grout perfect colorseal.
