    VCT BID

    ok so i have a opportunity to bid on a vct job its 11,600 sf 1st time will be the strip and waxing of all 11,600 then 2 times a month maintenance cleaning (buffing) to keep the shine up.

    it for a big store the salvation army.

    so i need help on the biding price per S.F 15,20,25,30,35,40,45 where should i be for the strip and wax and where should i be for the 2 times a month maintenance cleaning (buffing) to keep the shine up.

    o and i they will be moving evry thing for the strip and waxing and for the maintenance cleaning only around and in between the close racks

    I have only done small VCT jobs, so I really can't help you.

    But..........if you have a mic, you can catch Rhino in chat and he can answer any question about VCT you can have.

    I will do it dor .35 cents per sq ft
    we are talking more than 4k
    offer them good quality wax, use a applicator to use less product. 4 coats will do the trick
    Use the best stripper on the market (fastrip) and a good wax, I will recommend polaris, I really like the johnson wax, but the are a little too expensive and herd to work, why? because they are heavy to slide.

    Depends how bad you want the job..35 per sq ft is min. which would put you at just over $4000. You would have to sell them on this being a total floor restoration. If you dropped your price down to .25 that would put you at $2900. a strip and wax job that maybe not all corners are perfect. The strip and wax job you may not make the money you wanted but not be hurt to much. Watch out on the monhly job that is what you have to live with.

    I think it all depends on the equipment and product you wiil be useing, a good wax that will hold up to the foot traffic for your 2 a month maintenance. I would use, to strip, propane stripper and a auto scubber will cut your time in half. For maintenance i would use a auto scubber and propane buffer you should be outta there in about 1- 2 hours. or sooner.Find out what there budget is and you can go from there thay will have a budget being an salvation army store. I did office max stores first time 35000 sq ft took us
    17 hours, 2nd time took 8 hours than i rented propane stripper, had the auto scubber and propane buffer. sorry for the long story. my point is if use the right equipment and product you still can make good money faster at 20 cents to 35 cents for strip and finsh. but thats here in ohio. i charged office max for 2 a month maintenance 450 a month
    but i also cleaned 2 small restrooms. my 2 cents.

    I would be around .20 psf for that size job. I just did 20k sq feet last night. Have another 20k (the other half of the store lol) to do tonight. Me and one employee did 20k in roughly 10 hours with a 30" autoscrubber. I would try to get $200 or so for the maintaince. Go in with an autoscrubber run a netural cleaner through it with red pads and scrub it down. Then follow up with a propane bunisher. Should take about two hours if you do a good job.

    The real question here is what kind of VCT equipment do you have? If you just have a 175 and a couple mop buckets I wouldn't bid the prices above, try to get .35-.45 to strip and refinish if so. You most likely won't get the bid, but idk if you would consider it worth your time to do it for the cheaper price without the right equipment.

    What kind of equipment do you have?

    buffer, autoscrubber?shop vac, big difference on labor hours

    Personally i would be at .40-.50 regardless of equipment, that industry has been destroyed over last 10-15 years.

    I would rather make a fair amount of money for my business they try to get those prices and watch all my accounts go inservice. Guys charging like this is why wal-mart went inservice a few years ago. The floorcare industry lost millions and millions when that happened. Now that wal-mart has realized a decent inservice program is next to impossible to run they are ripping their tile up and going "home depot" style.

    WOW, am I reading this right? $.02-.01/ft??? Guys like this are the reason big "chain" stores are going in-house to do all of their flooring service.

    wow thanks every one for the help ok so this is what i have

    i have a 175 i have a shop vac i dont mind investing on new toys if i need to ..but i can rent any type of buffer or auto scrubber

    i was thinking of coming in at 25cents a s.f for s&w but still not sure about the 2 times a month maintaince

    I was kidding 2 cents and one cent sorry it didnt read the same but yea I have got calls for those prices.Alot of you guys are saying 35 to 50 cents a square foot that seems real high to me for large areas. We never have charged as much per sq ft for large areas as small because you need to use the right equiptment for it. We have 33" propanes to strip floors and a autoscrubber to rinse. If you do not have a machine to put solution down with you can mix stripper in garbage cans with wheels on the bottom. Price has alot to do with what condition is the floor in now? How many times will it need striped? how much edge work needs done? Answer all those questions = labor add on propane,pads,stripper, wax ect and it will give you an idea. Estimate on the high end.

    I have a 30" Nobles autoscrubber, a 30" minute man autoscrubber (POS), and two 27' Aztec burnishers. I don't really care for stripping machines, I know some guys love them but for me its just easier to use two auto scrubbers, or even one works good to strip with. I use Gorilla razorback pads for stripping and don't have to change the pads very often at all while stripping. For small jobs I use a 175 scrubber and shopvac.
