Just a one bedroom dinning room and living room.

I just try to make them so I can average about $100 per hour. I've got some that started and continue using me for all their apartments because they know I will go the extra mile for them to get it done before their move-in deadline and also get the occasional tough-to-clean looking as good as it can get. On the other hand, there is a large apt. complex that calls for a 1,2,3 bdrm price quote every year and emphasizes that they are really looking for somebody who will do a good job. Instead, like a lot of others, they jump on the lowest price. I think next year I might send them a note along with the price, offering to do one for half price so they can compare to what they've been getting.

I don't shampoo carpet, but that is what the managers call it. Whenever I hear them say that I giggle a little bit. Are you really shampooing? I have seen janitors shampoo and it looked like it was more work than hwe, bonnet or op. Anyway, getting back to price. My lowest price is $80/no stains hwe 1br. Prices will vary from state to state.![]()

Yeah even the customers I've worked for, for years still refer to it as they are "ready to have my carpet shampooed again"![]()

We dont do as much as we used to 10 years ago. Why? Because I want to make at least $150/hour doing the work. That puts the price up over $100 per unit.$110 to $125 most of the time. The work is disruptive to looking after the residential customers and tends to be concentrated at the end and beginings of the month. People that do pay our price for this work tend to be people that we cleaned their homes for, or were refered to us on our ability to get carpet clean that most others give up on. That suits me fine.

That is what the Volume guys are doing around here (just went to a pig roast with some prop owners last week) If a guy gives you a list of 10 jobs when he calls it might work. I stick to my

We gave a better price if we could do several at one time and if we could schedule the apartment when we wanted to. This helped fill in blank spots in the schedule or maybe a job that canceled or if we happned to be near by.
For 3 or more at one time, when we had a 10 day window to clean
$65 1 BR
$75 2 BR
$85 3 BR
otherwise our usual price for empty apartments was $. 25 per sq. ft. with $89 minimum.
That was 4 years ago in rural Tennessee.

Like Pat was saying it does vary.. per area your in.
In NJ I get
65 to 75 for 1
85 to 100 for 2
100 to 135 for 3 and above for bigger townhomes..
Some places one and two bedrooms are smaller in size.
Then you have the ones have steps, basements, and two floors.
If they have red and heavy soil ect. we charge more..
There is always someone will do it cheaper to get into the door.. Just give a price sounds fair to you and try one.. See if its worth your time and your making what you want.

We charge that for one mgmt company we do five complexes for.

I may be the minority here but I think that having apartment complexes as clients is a good idea. True many are fickle, however if you attempt to build a relationship with them they will keep you around and price isn't always a factor for them.
I also base my prices on square footage. in my area most of the managers give me a list weekly with a "need by" date. I can then schedule labor accordingly.

A really heavily soiled carpet =$189

i know in houston they are doing for 15 a room but i try to get 35 a room with out moving anything since i mostly do student housing.![]()
